Property Rates in Dwarka, Going upto 85 Lacks

Dwarka — located in west Delhi — had been demarcated as the residential colony by the Delhi Development Authority (DDA) about 15 yrs earlier and today the township has flats built both by DDA and the private builder societies . It is located about 4 kms from the Indira Gandhi International Airport.

Divided into 29 sectors, Dwarka has about 460 housing societies. RK Yadav, a real consultant says that the five-star apartments in the township, its proximity to airport, the Jaipur Highway and other locales of Delhi like Janakpuri and Delhi Cantonment , have added to the rising real estate costs in Dwarka. A number of shopping malls and multiplexes have been proposed which would raise the living standards further. Dwarka offers residential options for both the middle and lower income groups.

Price of a residential unit starts from Rs 10 lakh and goes up to Rs 85 lakh. Commercial prices begin from Rs 6,000 to 25,000 per sq ft. In sector 4, 6, 10, 11, 12, 17 commercial prices vary from Rs 15,000 to Rs 25,000 per sq ft. Price of an LIG flat (area 500 sq ft) ranges from Rs 10 lakh to Rs 12 lakh. A super LIG flat with an area of 600 sq ft comes in the price range of Rs 13 lakh to Rs 14 lakh. MIG flats (area 750 sq ft to 800 sq ft) are priced between Rs 19 lakh to Rs 25 lakh. And the price of HIG flats ranges from Rs 25 lakh to Rs 35 lakh (area 1200 sq ft to 1500 sq ft). Saurabh Gangwar of Dream Land Property says that, two, three and fourbedroom flats with servant quarter are available in the price range of Rs 25 lakh to Rs 40 lakh (area 1100 sq ft to 1600 sq ft) in apartments like the Green Valley , Shivani, Brahma, Sunny Valley, Sun View, Rama, Mandakini, Vivekanand, Balaji, Air India, Classic Home, Chitrakoot , Friends Circles Society. Posh apartments — Sunny Valley, Shivani, Chitrakoot Extn — offer fully air conditioned three and four-bedroom apartments, duplex houses, penthouses and independent floors. Here the price is around Rs 85 lakh (area 1200 sq ft to 1600 sq ft). Residential and commercial plots are available in sectors 4, 5, 6, 10, 11, and 12.

A large number of shopping malls with four screened multiplexes are being developed here. Manish and Vardhman groups will complete their project by next year. Dwarka’s main market popularly known as the Central Market is located in sectors 6 and 10. Every sector has a park. DTC and the Blue line are plying buses from sectors 4, 6, 9, 10, 11, 12 and 17 to various parts of Delhi.

Chartered bus services are also available for daily commuters from these sectors. Uninterrupted power supply and increasing the water supply will be given the top priority. Dwarka will soon be linked with four expressways while the metro rail service is already operational. However, illegal construction in the allotted land, commercial plots lying vacant due to DDA negligence, are the problems which require immediate remedy.
